Inversiones Villa Caribe C.A. is a tourism company registered in Caracas Venezuela, with a branch in Margarita Island, Estado Nueva Esparta. The company has been registered as a developer of all aspects of the holiday, tourism and hotel industry, including the construction, development, promotion, import and export of all tourism related activities and / or goods and real estate. Projects currently under development include the construction of holiday apartments and tourist complexes for sale, as well as vacation villas and apartments for holiday rentals. Margarita Island's newest holiday venture is run by Fatima Contreras and Tony Harvey, the only Venezuelan / English team established in both countries at the same time. This makes them uniquely positioned to take care of your needs before, during and after your holiday or purchase. About Conventional Leaseback Offshore Investment Property Apartment Holidays:

Growth in demand for holidays overseas, has been reported in the UK press recently. To develop this demand from Europe, and starting in the UK we have begun talks with First Choice Direct to get included in their future catalogue as a package destination. First Choice currently fly fortnightly from Gatwick and Manchester directly to Porlamar and have recently struggled to find enough venues to fulfill their current capacity in the face of rising demand from the UK.

On our Leaseback scheme you buy the rights to an apartment and have up to 8 weeks access to it per year to enjoy your holiday. For the remainder of the year the hotel manages the apartment as a holiday rental scheme for you and split the net profits at the end of the year, or offer a rental guarantee scheme of 8 % for the first four years, then reverts to the 50 - 50% profit split.

How Leaseback contracts work:

There are various different ways to write the contract for a leaseback opportunity. In the case of Hotel Residencia Villa Caribe we have chosen the following;

  • The hotel is to be built and registered in Margarita Island, Estado Nueva Esparta, Venezuela, to the company Inversiones Villa Caribe C.A. (C.A. is the equivalent of Limited Comany).

  • Inversiones Villa Caribe CA have an exclusive contract with an offshore company to manage the leaseback contracts and subsequently the hotel itself.

  • Because this offshore company is registered outside of Venezuela we can simplify the whole process for our leaseback contracts.

  • What you actually buy is shares in the offshore company to the value of the hotel apartment. Written into the contract are the clauses covering your personal use, how and when you receive your rental income, your obligations to the Hotel, and the obligations of the Hotel to you.

  • Because you are trading in shares, there are no complications with Venezuelan land registry issues, no currency restrictions, and perhaps best of all , the offshore company provides the opportunity for a tax efficient way to earn your investment income. (Always consult your independant tax advisor for your own personal situation) 

  • If you should ever want to sell up the process is very easy, because you are simply selling shares in a company.

  • All contracts written in English and Spanish, no translation service required
